Guaranteed Closing Costs in Writing Prevents Surprises in Escrow

Many lenders make promises to their clients they can't deliver and unfortunately their clients are unaware of these changes until it’s time to sign their loan documents and close their loan.  This obviously has created some serious problems in which case their clients have either lost their homes, lost their good faith deposits and have lost the interest rate they had previously locked.

At Inman Mortgage Group we provide a written guarantee  for all closing costs we have control over. The initial fees disclosed to you on your Good Faith Estimate ARE the same fees you will see when closing your escrow.

Although third party fees and government fees are beyond the control of any lender; based on the experience of Inman Mortgage Group we can estimate most fees with high accuracy and will take it even further by requesting an estimated HUD1 Settlement Statement from escrow prior to you signing your loan documents.

What is Closing Costs

Closing costs consist of three main groups; i.e., third party costs, prepaid items and lender fees.
  • Third party costs are fees that you or the lender pays on your behalf in order for you to obtain a mortgage. These include the appraisal fee, credit report fee, and escrow and title fee. These fees do vary and should be closely reviewed.
  • Prepaid items include such things like property taxes which are preset by your specific county, home insurance which is determined by the company you choose, and prepaid interest which is determined by the escrow officer and calculated from the date you close your loan until the end of the month. While the property tax and home insurance fees will be the same with all lenders, the prepaid interest is based on the actual interest rate of the new loan, therefore they will vary.
  • Points and lender fees are essentially what the lender charges when obtaining a real estate loan. These fees should be guaranteed in writing and carefully reviewed at close.
